The Espacio Tower, first building to obtain AENOR’s new Building Upgrading Certificate “BUC” (GVE in Spanish)

The EspacioTower, headquarters of OHL, has become the first building to obtain the new Building Upgrading Certificate ” BUC” awarded by AENOR with the highest rating AAA.

AENOR has inspected the Espacio Tower to ensure it meets standards relating to energy, sustainability, materials, maintenance, accessibility, security, practicality, usage and documentation required by the technical BUC specifications, receiving top marks in all fields.

For the tower, part of the Cuatro Torres complex in Madrid, the certificate confirms and reinforces its status within the property market, giving it a value that sets it apart from the rest.

To achieve the “BUC” AAA rating, the Espacio Tower has had consultants Aguirre Newman and Eptisa for the entire process of technical consultancy and property valuation leading up to the AENOR certification audit. These companies are also continuing to advise in the management of the building in order to maintain the recognition gained.

This certification was presented on 7 February in the Espacio Tower in an event which was attended by Jose Antonio Fernandez Gallar, general manager of the Espacio Tower; and Jose Luis Tejera, AENOR Development manager; and they were accompanied by Eduardo Corral, manager for the optimisation of the Espacio Tower; Angel Serrano, general manager of business for Aguirre Newman and Gonzalo Garcia, general manager of Applied Engineering for Eptisa.

The new Building Upgrading Certificate

The Spanish association for standardisation and certification (AENOR) has promoted the BUC in order to provide the property market with a tool for reference in the management of buildings, regardless of their size, allowing them to increase their value in the property market.

The Building Upgrading Certificate shows that the property meets the BUC specifications among which there are 20 indicators. In addition to parameters of sustainability and eco-efficiency, the BUC measures other key aspects in the market.

The BUC is a pioneering tool the real estate sector which, for the first time, gives an overall report of those indicators that are of particular interest in the property market, facilitating the marketing of certified buildings, and the attribution of a value in operations of buying and selling property.
